Job Title: Affordable Housing Asset Manager
Reports To: CFO

Position Summary: Nos Quedamos (NQ) seeks a dynamic, dedicated individual as an Affordable Housing Asset Manager. Reporting to the Chief Financial Officer and working closely as a partner with the Chief Executive Officer (CEO) the Affordable Housing Asset Manager will be responsible for the management of the assets of NQ’s portfolio, currently at 1,400 units of affordable housing, for 20 buildings all located in the South Bronx.
Managing Owner Risks and Opportunities
- Create and update asset management plans for each property – the big picture
- Monitor, respond to Deal Book tickler items (e.g. real estate tax agreements, cliffs, key dates)
- Monitor cash flow calculations, fees and incentives due owner from each property
- Evaluate impact of owner guarantees/obligations on the organization
- Track actual property performance against the initial pro forma
- Select and monitor key third party contracts (e.g. auditor, insurance)
- Report to the Board
Managing Mission Outcomes
- Evaluate how well owner established social goals for residents are being met (e.g. increased household financial stability, successful aging in place, ability to attract working families)
- Evaluate/recommend strategies to enhance healthy living environments for residents (e.g. integrated pest management, smoke-free housing)
- Evaluate community building and engagement impact of property on neighborhood (e.g. reduced crime, increased public transit services)
- Visit buildings in the NQ portfolio regularly
Financial Planning – Repositioning and Refinancing
- Update and maintain the REO schedule and schedule of maturing debt
- Establish/implement Year 15 and other time sensitive refinancing strategies
- Initiate workouts of troubled properties
- Gather and interpret key market data regularly to inform potential repositioning/refinancing/sales opportunities
Capital and Green Planning – Capital/Reserve Strategies
- Establish green and energy efficiency goals and practices in new and existing properties
- Integrate capital budgeting into annual operating budget process
- Create and direct capital needs planning and implementation
- Create operating and replacement reserve strategies for all properties
- Monitor/approve capital spending
- Monitor utility consumption and create/direct strategies to reduce
Overseeing Property Management and Resident Services
- Review monthly property budget-to-actual and balance sheet financials
- Assess monthly operational performance (e.g. rent increases, vacancy rate, avg days vacant, PUPY operating expenses)
- Create agenda and lead regularly scheduled property manager meetings
- Perform site visits
- Review budgets submitted by Property Managers
- Assure annual update of management plans
- Evaluate overall manager performance annually
Compliance, Reporting and Analysis – Internal and Third-Party Stakeholders
- Develop AM tools that would assist in effectively managing the portfolio (e.g., deal books, watch list, and dashboard reports
- Assure timely reporting to third parties
- Create and monitor internal watch list; recommend corrective course of action
- Prepare Monthly board report (dashboard)
- Evaluate current projects in the development pipeline
- Assure accuracy of tenant eligibility/achieve placed in service dates
- Monitor timely renewal of key contracts
- Review draft audits
- Build strong working relationships with investors and stakeholders
- Assure timely delivery of audits and tax returns to investors/lenders
Assist in other functions/duties as assigned.
QUALIFICATIONS:
- Master’s level education preferred, Bachelor’s degree required, preferably in Real Estate, Business Administration, or Finance; or equivalent combination of education and experience
- Minimum of 5 years of management experience in tax-credit financed, affordable housing or Property Management in settings with portfolios of at least 2,000 apartments.
- Strong quantitative, financial analysis and modeling (excel) skills.
- Proficiency in Microsoft Office applications.
- Exceptional written and verbal communication skills.
- Exceptional research abilities.
- Strong project management skills and follow-through a must
- Ability to take charge, multi-task and prioritize appropriately in a constantly changing environment and act with a sense of urgency and accountability.
- Highly driven and values entrepreneurialism; works well within ambiguity.
- Exceptional attention to detail.

This is a full-time position M-F. This position is based in Bronx, NYC. We Stay/Nos Quedamos is temporarily working a hybrid remote/in-office work schedule. When full in-person schedule resumes, candidate must be able to work onsite. Candidates must be able to work in a flexible schedule that includes evenings, weekends and occasional travel.

Job Title: Community Organizer

Position Summary: Community Land Trusts works to advance community leadership, shared wealth, and collective governance over community land to create long-term sustainability, responsible planning, equitable development, and land stewardship that prevents displacement and restricts gentrification. WS/NQ‘s Organizer will be responsible for working on the establishment and the implementation of The South Bronx Land and Community Resource Trust with NQ Board, Staff and Community.

Duties and Responsibilities.
- Working with the youth team in conducting the environmental justice workshop
- Organizing and engaging residents from one on ones, phone banking, textbanking, and in person canvassing
- Help facilitate and conduct bi-weekly meetings with Resiliency Hub Stewards
- Represent NQ CLT in the New York City Community Land Trust Initiative (NYCCLI) coalition (NQ is a coordinating committee member)
- Engages new members to participate in the organizations’ CLT programs and services through community presentations, public forums, and awareness *
- Performs research of local political, social and economic issues*
- Identify new CLT development opportunities and funding sources
Speaks at hearings, on panels, at press conferences, and in other public forums relevant to campaigns to support and advocate for CLT initiatives/policies*
- Assists in coordinating and providing technical assistance to resident committees*
- Creates and maintains community database/records of local stakeholders such as WS/NQ residents to build a base and actively engage them in CLT efforts*

Position Summary: Nos Quedamos (NQ) seeks a dynamic, dedicated individual as a Deputy Director (DD). Reporting to Chief Executive Officer and working closely with executive leadership. We need an experience leader and coach, with the ability to operate on strategic, managerial and hands-on levels and to help guide the organization across programmatic and administrative functions. You will bring proven nonprofit management expertise and experience in community-based programs, advocacy/organizing, finance, operations, and/or other relevant disciplines.
Your work will serve to increase the effectiveness and impact of NQ’s services in the Melrose neighborhood within the South Bronx. As Deputy Director, you must demonstrate a highly focused social justice lens, excellent communications and relationship building skills, a deep belief in the power and potential of engaged communities, and the ability to promote a clear, inspirational vision for NQ’s next chapter.
Dues and Responsibilities
Strategic Planning
- Strategic thought partner to CEO and executive leadership
- Act on behalf of CEO when necessary and as defined by the CEO
- Manage key projects and special initiatives that relate to organizational growth
- Ensure successful adoption of Salesforce database; contribute to the ongoing development of the database in tracking prospective funders as well as program outputs and outcomes
Operational
- Provide oversight of internal operations, including supervising staff and consultants
- Work in partnership with CFO on Human Resources on recruiting and onboarding
- Provide high-level input to inform staffing decisions related to growth, performance and accountability
Programmatic
- Lead staff in long-term program planning, establishing outcomes and clear project plans
- Work with the senior leadership team to develop and evaluate program strategies and goals
- Assist in developing strategies to engage residents from Melrose in the programs and services offered by NQ
Development and External Relations
- Represent NQ as appropriate with stakeholders, partners, and funders
- Lead fund development efforts in partnership with the CEO and CFO
Supervision and Staff Management
- Provide coaching and training to push staff members to reach long-term professional goals

Qualifications
- Minimum of 5 years distinguished years in a senior management position in a nonprofit organization, foundation, or government agencies
- Minimum of 5 years of working in a community setting
- Masters Level education preferred or bachelor’s level with experience
- Demonstrated commitment to basic principle of justice, whether expressed as social, racial, economic or environmental justice
- Excellent writing and verbal communication skills

Job Title: Resident Service Coordinator (RSC)
Reports To: Program Director

Position Summary: The Resident Service Coordinator (RSC) assists residents to maintain successful tenancies and improve their quality of life by providing a combination of information and referral to services along with useful and engaging onsite programming.
EDUCATOR – The RSC informs residents about service availability, how to apply for services and benefits, understanding consumer rights, and other relevant issues.
COMMUNITY BUILDER – The RSC recognizes the impact of the social environment and the importance of developing a sense of community to improve on individuals’ health and well-being. The RSC helps build a sense of community among all residents living in the community.
LIAISON – The RSC acts as a liaison between residents and Management, community-based agencies, and/or regional government entities. Resident Service Coordinators work with Property Management and NQ staff to resolve issues together while keeping information confidential.
SERVICE FACILITATOR – The RSC establishes links to community agencies and service providers, provides basic case management and referral services and monitors the ongoing provision of services from outside agencies.
Essential Functions of the position:
- Assists in developing programming that addresses self-sufficiency issues such as Money Management, Job Readiness, Nutrition & Fitness, and Youth Enrichment programming.
- Assesses and coordinates referrals and resources -recommending solutions to resolve resident issues impacting resident’s personal life, health and well-being, and refers them to suitable community services, resources and Entitlement Programs, as appropriate.
- Assesses needs of resident needs by developing self-sufficiency assessments
- Tracks resident program participation for all on-site programs and other outcome measurements that show program impact.
- Tracks resident referrals to community programs and services and document to be included in monthly reporting.
- Provides crisis intervention to residents, as needed.
- Fosters a positive, active and collaborative relationship with residents including but not limited to local government, non-profit agencies, social service providers
- Working directly with property management to address and resolve lease compliance issues such as late rent, and implement eviction prevention strategies.
- Maintains weekly communication with Property Managers to provide status on follow-up of resident issues.
- Builds a sense of community by providing monthly programs that engage residents and promote socialization.
- Encourage and support tenant leadership (i.e. establishing a tenant in the buildings).
- May be required to report, track and follow up on New Lease ups
- Attends Property Management/RSC meetings and/or staff meetings as required.
- Enforces and adheres to company policies, rules and regulations.
- Preserves and respects resident and applicant confidentiality
- Communicate and report for planning and coordination with NQ colleagues
Community Programming Responsibilities:
- Develops and coordinates monthly resident programs- in collaboration with other staff and volunteers as necessary.
- Creates monthly calendar and property newsletter with input from Property Managers and other staff as required.
- Provides documentation that demonstrates participation levels in all programs and activities.
- Evaluates program impact through use of pre- and post- surveys, testing and other methods as may be useful to the evaluation process.
Supervision Exercised: May supervise college volunteers or interns.
Education, Training and Experience:
Bachelor’s Degree preferred in Social Work/Human Services, and/or 3-5 years’ equivalent work experience providing services in a Housing/Multi-Family housing environment, or a private, non-profit social service organization serving youth and families.

Incumbent must also be able to handle emergency/crisis situations and work well under pressure with regards to complex and time sensitive issues. Bilingual in English and dominant language of minority population in community i.e., Spanish
Physical Capabilities: Ability to walk a ¼ mile without resting and ability to climb stairs.
Transportation: Must have a valid driver’s license and reliable vehicle to attend conferences, trainings and meetings at other properties as required.
Work Schedule: Monday- Friday office hours. Evening and weekend hours may be required.
This position is based in Bronx, NYC. We Stay/Nos Quedamos is temporarily operating on a hybrid schedule; however, we will be moving toward in-office work schedule. Applicants will need to be available to work from We Stay/Nos Quedamos office in Melrose, South Bronx on the designated days to be determined.
