El Jardin de Seline (2008-2009)

El Jardin de Seline is a 12-story mixed-use rental apartment building within the Melrose Commons area, located on the corner of 158th Street and Melrose Avenue in the South Bronx. El Jardin de Seline has requested a LEED® Gold certification by the USGBC for its sustainable features as well as received the NYSERDA Energy Star certification and a recognition from the Enterprise Green Communities. Some of the green features included in the building are daylight and occupancy sensors in common areas, energy efficient fixtures and appliances, bamboo flooring, green roof at 9th floor setbacks, high-performance windows, thru-wall ventilation and solar panels on the building's roof.

The building offers 84 rental units and community space (2,000 SF) including a laundry room and conference room with its adjacent outdoor courtyard. The building also includes commercial space and over 12,000 square feet of parking. This development was the first privately owned lot to go through the Enterprise Acquisition Loan program. Moreover, this affordable building has allocated about 20% to families out of shelter and the remaining 80% was allocated to families below the Area Median Income (AMI).

Construction for El Jardin de Seline has been completed and the building is fully occupied. On May 6th, 2010, a number of elected officials, local organization representatives, and community stakeholders participated in the ribbon–cutting ceremony for El Jardin de Seline, which took place in front of the building’s beautiful tile mural.
